This grade 2 listed building fronting Wellington Street formed part of a range of buildings originally built as warehousing with a frontage to impress and a more workmanlike rear facing the station. More recently the building has been used as offices.
Hallborough Properties instructed the team in late 2015 to both appraise the use of the existing building and look at alternative regeneration proposals, in order to secure a viable long term future.
The scheme proposal retains the Wellington Street frontage building, with a new seven storey block facing Aire Street whilst retaining the original south facing facade.
The lower two floors will be A3 use with a double height atrium space between the new and old buildings. Apartments are planned to the upper floors with a link-bridge connecting the new and existing buildings spanning over the restaurant atrium space below. Apartments in the existing building are designed as a mix of duplex and single level units in order to enable all living spaces to face outwards into the street.
The new build elements to Aire Street utilise a traditional materials to create the appearance of two terrace buildings incorporating the retained façade of No.47. A striking copper clad form is to project over this retained frontage, creating a composition that marries together the old and new elements of the building.
This scheme has been granted full and listed planning approval and work is underway to commence on site first quarter 2018.
